There are several reasons radon results could be delayed. If the temperature conditions in the home are not maintained, or the windows or doors were left open, the radon test will need to be started over which may push you past your inspection period. Other times our radon team has become too busy to keep up with demand and the radon comes days after the inspection.

If you find yourself in this situation where your resolution is due before the radon results are complete, here are some samples of resolution language you can use. Feel free to copy or modify as you see fit.

“Seller to mitigate for radon if results are 4.0 pCi/l or higher. Seller to provide retest results below 4.0 pCi/l prior to closing. Seller to provide receipts prior to closing. Radon test results expected by xx/xx/xxxx.”

“Seller agrees to extend ‘inspection period’ for xx days, until xx/xx/xxxx, for the exclusive purpose of radon testing. If results show 4.0 pCi/l or higher, buyer and seller will enter into a new 3 day negotiation period.”

“Seller agrees to extend the ‘inspection period’ for xx days, until xx/xx/xxxx, for the exclusive purpose of radon testing. If results show 4.0 pCi/l or higher, seller agrees to have a mitigation system installed.”
