A home inspection starts at $329. Our most popular package, Bundle & Save, starts at $716 and adds termite, radon, a sewer camera inspection and a floor plan. Every home inspection includes a 30-day home warranty.
We’re based just up the road in Lee’s Summit. Our team of InterNACHI-certified inspectors, led by owner and Certified Master Inspector® Bryan Standley, inspects Raymore’s newer subdivisions as well as its older neighborhoods.
Raymore homes: what to expect
Raymore has some of the newest housing in our service area. Homes we inspect in Raymore are typically built around 2000 and about 2,150 square feet, and about half were built in 2000 or later. Most of the rest date from the 1980s and 1990s; homes built before 1960 are rare here.
- Basements under most homes. About 9 in 10 Raymore homes we inspect have a basement, so we look closely at grading, gutters, downspouts and signs of water entry.
- Newer doesn’t mean maintenance-free. A home built in the early 2000s is now 20+ years old. That’s about when original roofs, furnaces, air conditioners and water heaters reach the end of their typical service life. See our life expectancy chart.
- Add-ons Raymore buyers choose. Most Raymore buyers add a sewer camera inspection and a termite inspection, and about half add a radon test. Many choose our Bundle & Save package, which includes all three.
What we commonly find in Raymore homes
- Drainage and grading. Soil that has settled since construction and now slopes toward the house, plus downspouts that drain too close to the foundation.
- Missing GFCI protection. Outlets near water, in garages and outdoors that don’t have the shock protection buyers expect. It’s usually an easy, low-cost fix to add to your repair request.
- Wear on newer-home finishes. Peeling paint and failed caulking on the exterior, engineered-wood siding and trim starting to decay at the lower edges, and loose toilets inside. None of these are dramatic on their own, but they add up, and catching siding decay early keeps it from spreading.

Housing and add-on figures are based on Inspect KC’s own Raymore (Cass County, MO) inspections, not national averages.
Raymore vs. nearby cities
Raymore homes are newer than most of our service area. The typical home we inspect in Blue Springs was built in the late 1980s, and in Lee’s Summit in the mid-1990s. Raymore’s typical home was built around 2000. That shifts our focus from legacy materials to how well a home built in the 1990s or 2000s has been maintained: roof and HVAC age, attic ventilation and insulation, drainage that has settled since construction, and deck and exterior wear.

What We Look For in Raymore Homes
Radon. Radon is a radioactive gas you can’t see or smell, and testing is the only way to know a home’s level. The EPA recommends fixing homes at or above 4 pCi/L. Elevated readings are found across the Kansas City metro, and newer homes are not immune, so we recommend a radon test with every Raymore purchase.
Sewer lines. The line from the house to the city main is usually the owner’s responsibility, and a home inspection can’t see inside it. A sewer camera inspection can show root intrusion, cracks, offsets and bellies before you buy, even on a newer home.
Basements and drainage. Soil around a newer home keeps settling for years. We check grading, gutters, downspouts, foundation walls and signs of water intrusion in the basement.
Systems at the 20-year mark. We note the age and condition of the roof, furnace, air conditioner and water heater so you can budget for replacements that may come due soon after you move in.
