Why investors use Inspect KC for multi-family

  • 500+ multi-family, investor and commercial inspections since 2019, with 3,300+ rental units inspected in buildings up to 80 units
  • Nearly half of the multi-family buildings we inspect were built before 1960
  • 7 in 10 multi-family clients add a sewer scope
  • About 45% of our multi-family jobs are 5 units or more; the rest are duplexes, triplexes and fourplexes
  • Where occupancy was recorded, about 8 in 10 buildings had tenants in place

What we find most often in multi-family buildings

  • Wood decay and exterior envelope issues. Rotted trim, siding, fascia and porch or stair framing, plus gaps where water gets behind the cladding. On older buildings these add up across every unit and entry.
  • Active moisture in basements and ceilings. We check basements and ceilings below baths, kitchens and the roof for active leaks, staining and water damage.
  • Roof defects. Worn or damaged coverings, flashing problems and past patch work, often the single biggest line item in a multi-family budget.

How it works

  1. Tell us about the property. Schedule online, call or email with the number of buildings and units, occupancy and your due diligence deadline. We’ll confirm the price and a date that fits your contract.
  2. Arrange access. Give tenants the notice their lease requires, and have keys or a manager for each unit, mechanical room, attic and roof access.
  3. Utilities on. Water, gas and electric so we can run fixtures, heating, cooling and water heaters.
  4. Inspection day. Our inspectors work through each building. You’re welcome to attend and ask questions.
  5. Get your report. Typically the next business day by email link, with photos and plain-English recommendations. For large or multi-building jobs, we confirm delivery timing when we schedule.

Our multi-family inspectors

Multi-family jobs are handled by our team of inspectors, not one person, led by owner Bryan Standley, a Certified Master Inspector who began inspecting in 2016. With multiple inspectors, we can take on large buildings and multi-property deals on your timeline. Office manager Laura Jarrell keeps scheduling running smoothly. Meet the team.

Multi-family inspection FAQ

How much does a multi-family inspection cost in Kansas City?

A 5 Point Multi-Family Inspection starts at $199 per building plus $75 per unit. A Complete Multi-Family Inspection starts at $299 per building plus $125 per unit. A duplex starts at $349 (5 Point) or $549 (Complete), and a fourplex starts at $499 or $799.

Do you inspect every unit or just a sample?

Our 5 Point and Complete prices include every unit. If you only need a representative sample of units, ask for a Custom Scope Inspection and we’ll agree on which units and items to cover.

What's the difference between a 5 Point and a Complete inspection?

The 5 Point report covers major concerns only: roof, structure, mechanicals, safety hazards and moisture. The Complete report covers major and minor concerns and gives detailed information on every system and component.

Can you inspect units with tenants living in them?

Yes. Most buildings we inspect are occupied. The seller or manager should give tenants the notice their lease requires and provide keys or an escort so we can enter each unit.

Do the utilities need to be on?

Yes. Water, gas and electric should be on so we can test plumbing fixtures, heating, cooling and water heaters.

How fast will I get the report?

Multi-family reports are typically delivered the next business day by email link. For large or multi-building jobs, we confirm delivery timing when we schedule so it fits your due diligence deadline.

Should I get a sewer scope on a multi-family building?

We recommend a sewer scope, especially on older buildings. 7 in 10 of our multi-family clients add one. It’s $225 per building and includes up to 2 access points.

Do you inspect apartment buildings with 5 or more units?

Yes. About 45% of our multi-family jobs are 5 units or more, and we’ve inspected buildings up to 80 units.

Do you inspect termites on multi-family properties?

Yes. A termite inspection is $88 per building when added to a multi-family inspection.

What areas do you serve?

Greater Kansas City on both sides of the state line. Our busiest multi-family cities are Kansas City, Independence, Blue Springs, Belton and Overland Park. See all service areas.
