Belton homes: what to expect

Belton homes we inspect range from the 1950s through the 1990s, with a handful of new builds since 2020. The typical one was built around 1980. Ranches lead, but split-levels and split-entries make up a bigger share of Belton homes than in any other city we track. Most single-family homes we see in Belton are under about 2,200 square feet.

Foundations are more varied, too. Most Belton homes have a basement, but crawlspaces, slab-on-grade homes and basement-plus-crawlspace combinations all come up regularly. We come ready to enter the crawlspace when it’s accessible and safe, because that’s where moisture, insulation and framing problems hide.

What we commonly find in Belton homes

  • Grading that sends water toward the house. This is Belton’s biggest pattern. Flat or negative grading was the most common finding in our Belton inspections, in about 2 in 3 homes, and we rated it a Major Concern in about a third of all the homes we inspected because of what it does to basements, crawlspaces and slabs.
  • Water in basements and crawlspaces. Signs of past or active water entry turned up in about 3 in 10 Belton homes, from stained block walls to water coming in during the inspection.
  • Active plumbing leaks. Active leaks turned up in nearly half of the Belton homes we inspected, second only to Independence among the cities we track, and some we rated a Major Concern. On an older house, we look closely at drains, supply lines, fixtures and the water heater.
  • Missing smoke or carbon monoxide alarms. We found missing alarms more often in Belton than anywhere else we track. It’s an inexpensive fix that should happen before move-in, especially in a home with gas appliances.
  • Roof wear. Lifted shingles, exposed nails and granule loss are common, and some roofs we rate a Major Concern.
  • Foundation cracks. Minor foundation cracks turned up in more than half of the Belton homes we inspected. We tell you which ones are normal settling and which deserve a closer look.
  • Trees and shrubs against the house. Branches on the roof and plants touching siding trap moisture and give pests a path in.

Split-levels, split-entries and crawlspaces

A split-level or split-entry puts part of the living space partly below grade, so drainage matters more than it does on a slab ranch. When soil slopes toward a lower-level wall, water shows up in the finished space before you notice it outside. In homes with a crawlspace, we inspect the floor framing, insulation and signs of moisture wherever we can reach. If the crawlspace isn’t safely accessible, we say so in the report instead of guessing. Our guide to gutters and grading explains the fixes we recommend most in Belton.

Belton is one of our busiest multi-family markets

After Kansas City, Independence and Blue Springs, Belton is where we inspect the most multi-family property. Most of it is duplexes and fourplexes, plus apartment complexes with dozens of units. Across the Kansas City area, we’ve completed 500+ multi-family, investor and commercial inspections since 2019.

  • Duplex, fourplex or apartment building: multi-family inspections start at $199 per building + $75 per unit (5-Point) or $299 per building + $125 per unit (Complete). About two-thirds of our Belton multi-family clients add a sewer camera inspection.
  • Single-family rental or flip: the investor 5 Point Inspection starts at $275 and covers roof, structure, mechanicals, safety hazards and moisture.

Radon in Belton and Cass County

The Missouri Department of Health and Senior Services says radon is present in every county in Missouri, and in its residential testing program 1 in 3 homes tested were above the EPA’s 4.0 pCi/L action level. That’s a statewide figure, not just Cass County (Missouri DHSS). Missouri has no radon testing regulations for home sales, so testing is up to you as the buyer. A radon test starts at $150 with your inspection.

Next door in Raymore, also in Cass County, homes are newer: the typical Raymore home we inspect was built in the early 2000s, so the focus there shifts from older materials to aging roofs and HVAC. We also inspect in Kansas City, MO, Lee’s Summit, Blue Springs, Independence, Overland Park and Olathe. See all service areas.

Belton Home Inspection FAQ

How much does a home inspection cost in Belton?

Home inspections start at $329, and Bundle & Save (inspection, termite, radon, sewer camera and floor plan) starts at $716. Your price depends on the home’s size and age and the services you choose, and you’ll see it in our online scheduler.

Do you inspect crawlspaces?

Yes. Crawlspaces are common in Belton, alone or under part of a home with a basement. We enter when it’s accessible and safe and check framing, insulation and moisture. If we can’t safely enter, the report says so.

Why does grading matter so much in Belton?

Soil that slopes toward the house was the most common problem in our Belton inspections, and we often rate it a Major Concern. It feeds water into basements, crawlspaces and lower levels of split-level homes. Regrading and extending downspouts are usually the first fixes.

Do you inspect duplexes and rental properties in Belton?

Yes. Belton is one of our busiest multi-family markets. Multi-family inspections start at $199 per building + $75 per unit, and single-family rentals can use our 5 Point Inspection, starting at $275.

Should I test for radon in Belton?

We recommend it. Missouri DHSS says radon is present in every Missouri county, and 1 in 3 homes tested in its program were above 4.0 pCi/L. Missouri doesn’t require testing for a home sale, so it’s up to the buyer. Our test starts at $150 with an inspection.

When will I get my report?

Home inspection reports usually arrive the same day by email link. Multi-family reports are typically delivered the next business day.
