Home Inspections in Lee’s Summit, MO
Lee’s Summit is our home market. Our team is led by a Certified Master Inspector® and knows the city’s newer subdivisions, walk-out basements and established neighborhoods near downtown.
We’ve completed nearly 300 home inspections in Lee’s Summit since 2020, about 40 to 50 a year in most years. Owner Bryan Standley is a Certified Master Inspector® based in Lee’s Summit, and he leads a team of InterNACHI-certified inspectors who inspect here every week.
Lee’s Summit homes we inspect
The typical Lee’s Summit home we inspect was built around 1994. Roughly one in three was built in 2000 or later, and only about 5% date from before 1960. Homes here also run larger: the median size we see is about 2,300 square feet. Nearly every one has a basement, and in our sample of 80 homes, 31 had a walk-out lower level.
- Newer subdivisions: even a 10- or 15-year-old house can need a roof, water heater or siding repairs, and the builder’s warranty is usually long gone. Buying brand new? See our new construction and 11-month warranty inspections.
- Walk-out lower levels: we check the drainage around the exposed wall, deck attachment, patio doors and the finished space behind them.
- Established neighborhoods near downtown: 1970s–1990s homes often come with aging roofs, original windows and drainage that worked when the lot was new.
What we find in Lee’s Summit homes
Here’s how Lee’s Summit compares with Eastern Jackson County and with all the Kansas City-area homes we’ve inspected, and what each finding means for a buyer:
- Cracked or settled concrete: 68 of 80 homes (85%). Most of it is cosmetic, but a walk or patio that has settled toward the house sends rain straight at the foundation.
- Water aimed at the foundation. About two-thirds of homes (52 of 80) had soil that was flat or sloped toward the house, and we rated it a Major Concern in 23. Downspouts emptying next to the foundation are usually part of the same story, and they’re one of the easiest things to fix.
- Engineered wood siding: 37 of 80 (46%) had swelling, decay or clearance issues, vs. 34% across Eastern Jackson County. It’s a newer-home issue, and Lee’s Summit has plenty of newer homes. Repairs are usually board replacement, paint and caulk, and restoring the gap above the soil.
- Ceiling stains or patches: 41 of 80 (51%), vs. 44% across Eastern Jackson County. We use a moisture meter to tell you whether a stain is old or still wet.
- Water heater venting or age: 32 of 80 (40%), and 13 of those were rated a Major Concern. We note the age and venting so you can plan for service or replacement.
- Missing or non-working GFCI protection: 54 of 80 (68%), usually an easy, low-cost item for your repair request.
Some findings were less common here. Older supply-pipe issues turned up in only 5 of 80 homes (6%), the lowest rate among the Kansas City-area cities we track, and none of those reports called out galvanized pipe. Past foundation repairs (10%, vs. 24% across Eastern Jackson County) and plumbing leaks or signs of past leaks (24%, vs. 37%) were also less common.

How we counted: based on a sample of 80 homes we inspected through October 2026. Data through October 21, 2026. Comparisons are to Eastern Jackson County and to all the Kansas City-area homes we’ve inspected.

Sewer lines and radon in Lee’s Summit
Sewer. Lee’s Summit Water Utilities treats the private sewer lateral as the property owner’s line, even after a city-assisted repair. Its Private Sewer Lateral Repair Program can help eligible owner-occupied properties pay for structural defects in the lateral beneath the city-owned public roadway. It doesn’t cover root intrusion, grease or flushable wipes, and rental or investment properties don’t qualify (Lee’s Summit Water Utilities). About 7 in 10 of our Lee’s Summit buyers in the last 12 months added a sewer camera inspection, and it’s $200 with your home inspection.
Radon. Missouri DHSS reports radon in every county in the state (Missouri DHSS radon), and the only way to know a home’s level is to test, including in a newer home with a finished lower level. About 2 in 3 of our recent Lee’s Summit buyers added a radon test. Our radon partner uses KDHE-certified radon measurement technicians with continuous monitors that take hourly readings over a 48-hour minimum.

Lee’s Summit Home Inspection FAQ
How much does a home inspection cost in Lee’s Summit?
Home inspections start at $329, and Bundle & Save (inspection, termite, radon, sewer camera and floor plan) starts at $716. Your price depends on the home’s size and age and the services you choose, and our online scheduler shows the exact total. See our pricing page.
Do newer Lee’s Summit homes really need an inspection?
Yes. In our recent Lee’s Summit inspections, 46% of homes had engineered wood siding issues and 40% had water heater venting or age concerns, including plenty of homes built in the 2000s.
What do you check on a walk-out basement?
The grading and drainage around the exposed wall, the patio door and its flashing, deck attachment, and the finished space for signs of past water entry.
Does Lee’s Summit pay to fix my sewer line?
The lateral stays the owner’s line. The city’s repair program can help eligible owner-occupied properties pay for structural defects in the lateral beneath the city-owned public roadway, but it doesn’t cover root intrusion, grease or flushable wipes, and rental or investment properties don’t qualify. A sewer camera inspection ($200 with your inspection) shows its condition first.
Do I need a radon test in Lee’s Summit?
We recommend it on every purchase. Missouri DHSS reports radon in every county, and testing is the only way to know. It’s $150 with your inspection.
How soon will I get my report?
Usually the same day, by email link, with photos and plain-English recommendations.
