For most investor purchases, we recommend our 5 Point Inspection, $275 for any home. It reports major defects only: roof, structure, mechanical systems, safety hazards and moisture intrusion. Add a sewer camera inspection (starting at $200 with an inspection), which 3 in 4 of our investor 5-Point inspections include. Buying a duplex or apartment building? Multi-family inspections start at $199 per building + $75 per unit.

5 Point vs. full inspection

A 5 Point Inspection answers one question: what are the expensive problems? It covers five areas:

  • Roof
  • Structure
  • Mechanical systems, such as the water heater, main electrical panel, air conditioning and furnace
  • Safety hazards
  • Moisture intrusion and leaks

It leaves out minor items like a loose cabinet door or a missing outlet cover, so the report stays short and easy to price out. A full residential inspection follows the InterNACHI Standards of Practice and documents major and minor items across the whole home. Choose the full inspection when you’re keeping the property for years and want a complete maintenance list, or when the home is close to move-in ready.

Flips and BRRRR rehabs

On a flip or BRRRR deal, the inspection sets your rehab scope. A 5 Point Inspection tells you whether the roof, foundation, electrical panel, HVAC and water heater belong in the budget before you close. Get contractor bids on what we flag. We don’t sell repairs, so our report has no stake in the size of your rehab.

What we find most often on investor 5 Point inspections

  • Missing or non-working smoke and CO alarms. A quick, low-cost fix, but one you’ll want handled before a tenant moves in.
  • Plumbing and fixture issues. Loose toilets, leaking drains and worn fixtures that cause water damage if they’re ignored.
  • Grading, wood decay and envelope issues. Soil sloping toward the foundation, rotted exterior wood and broken windows that let water and weather in.

Rentals and older homes

The properties our investor clients buy tend to be older than the average home we inspect. The typical property on our investor 5-Point inspections was built around 1970, and nearly 4 in 10 were built before 1960. Age changes the risk: original wiring and panels, older drain lines, and roofs and furnaces that have been patched instead of replaced.

Sewer scopes on older rentals

A home inspection can’t see inside the main sewer line, and on an older rental, a broken or root-filled line is one of the costliest surprises. That’s why about 3 in 4 of our investor 5-Point inspections include a sewer camera inspection, and 7 in 10 of our multi-family clients do too.
