Raytown homes we inspect

Raytown began as a stop on the Santa Fe Trail, grew quickly after World War II and incorporated in 1950 (Raytown Chamber: History, Raytown Comprehensive Plan). That history shows in its houses.

In the 57 Raytown homes in our sample, the typical house was built around 1960. Nearly 3 in 4 of the homes with a recorded build year date from the 1950s and 1960s, and we haven’t inspected one built after 2000 here yet. Ranches make up 39 of the 57, and almost all have a basement, most with poured concrete walls.

What we find in Raytown homes

Sixty-year-old ranches have their own pattern. Here’s how Raytown compares with the Eastern Jackson County homes we’ve inspected and with all Kansas City-area homes, and what each finding means for a buyer:

  • Foundation has moved (repaired or still showing movement): 27 of 57 homes (47%), tied for the highest of the 26 Kansas City-area cities we track (with Roeland Park), vs. 23% in Eastern Jackson County and 21% area-wide. Repairs we’ve seen range from injected cracks to wall bracing. We look at whether each repair is holding and what paperwork to ask the seller for.
  • Outlets wired wrong, loose or dead: 47 of 57 (82%), vs. 54% in Eastern Jackson County. Miswired outlets can be a shock risk and are usually inexpensive for an electrician to correct.
  • Chimney needs repair or cleaning: 33 of 57 (58%), vs. 41% in Eastern Jackson County. Many Raytown ranches have a masonry chimney that is now decades old. A sweep’s evaluation is recommended before you use it, and crown cracks let water into the masonry.
  • Worn or damaged roof shingles: 38 of 57 (67%), vs. 54% in Eastern Jackson County, with 10 rated a Major Concern. We note which repairs are minor and when a roofer should look at the whole roof.
  • Signs of water leaks, current or past: 25 of 57 (44%), and 17 of those were rated a Major Concern. We show where each one is so a plumber or roofer can confirm whether it’s still active.
  • Older wiring (cloth-covered or aluminum): 16 of 57 (28%), nearly double the 15% we see in Eastern Jackson County. It may still work fine. We note where we saw it so an electrician can evaluate it.
  • Garage-to-house fire barrier not intact: 17 of 57 (30%), vs. 23% in Eastern Jackson County. Openings in the wall, ceiling or door between the garage and the house are usually a straightforward drywall or door fix.

Because Raytown’s homes are older, engineered wood siding swelling or rotting is uncommon here: 8 of 57 (14%), vs. 35% in Eastern Jackson County.

Foundation repairs: what to ask before you buy

A past foundation repair isn’t a reason to walk away, but it is a reason to ask questions. When we find one, the report covers what we saw and what to request:

  • the type of repair, such as injected cracks or wall bracing, and whether it looks like it’s holding
  • any new cracking, bowing or moisture near the repair
  • a transferable warranty, the original contract and any engineer’s letter, which your agent can request from the seller

Some Raytown basements have concrete block walls. We look for stepped cracks and inward bowing along the mortar joints, the kind of movement in the block-wall photo above.

Sewer and water in Raytown

The City of Raytown maintains only the public sewer main. The property owner is responsible for the line from the building to the connection at the main, and the city says most backup problems it investigates are in the owner’s service line (City of Raytown: Sanitary Sewer). On a 1950s or 1960s house, a sewer camera inspection ($200 with your home inspection) is worth adding. Water service in Raytown comes from either the Raytown Water Company or Jackson County Public Water Supply District No. 2, depending on the address (City of Raytown: Building Inspections, PWSD No. 2).

Radon in Raytown

The Missouri Department of Health and Senior Services reports radon in every county in the state, and 1 in 3 homes tested in its residential program came in above the recommended action level of 4.0 pCi/L (Missouri DHSS radon). With so many basements in Raytown, testing is worth it. Our radon testing partner uses KDHE-certified radon measurement technicians with continuous monitors that take hourly readings over a 48-hour minimum. It starts at $150 with your inspection.

Raytown Home Inspection FAQ

How much does a home inspection cost in Raytown?

Home inspections start at $329, and Bundle & Save starts at $716 with termite, radon, a sewer camera inspection and a floor plan. The exact price depends on the home’s size and age, and the online scheduler shows it.

Are foundation repairs common in Raytown homes?

They are here. 47% of the Raytown homes in our sample showed foundation movement or an earlier foundation repair, tied for the highest of the 26 Kansas City-area cities we track. We check whether each repair is holding and what documents to ask for.

Do you inspect the chimney?

Yes, from the roof and the firebox, as far as we can safely see. More than half of the Raytown homes in our sample had a chimney that needed repair or cleaning. We’ll tell you when a Level 2 chimney inspection is worth adding.

Who owns the sewer line in Raytown?

The property owner, from the building to the connection at the city main. The city says most backups it investigates are in the owner’s line, so a sewer camera inspection is worth adding.

Should I test for radon in Raytown?

Yes. Missouri DHSS reports radon in every county, and most Raytown homes have basements. Our radon test is $150 with your inspection.

When will I get my report?

Usually the same day, with photos and plain-English recommendations you can use for your repair request.
