We’re based next door in Lee’s Summit, so Blue Springs is part of our home turf. Our team of InterNACHI-certified inspectors, led by owner and Certified Master Inspector® Bryan Standley, inspects everything from 1970s homes to new construction, plus duplexes and small apartment buildings for investors.
Blue Springs homes: what to expect
Blue Springs housing is solidly suburban and mostly built in three decades. Homes we inspect in Blue Springs are typically built around 1988 and about 2,000 square feet. About 7 in 10 were built between 1970 and 1999, one in four was built in 2000 or later, and only about 2% date from before 1960.
- Basements are the norm. About 9 in 10 Blue Springs homes we inspect have a basement. Grading, gutters, downspouts and signs of past water entry get close attention.
- Homes reaching middle age. A home built in the 1970s or 1980s is now 35 to 55 years old. That’s when roofs, furnaces, air conditioners and water heaters are often on their second or third round, and when original windows, decks and drain lines start to show their age.
- Add-ons Blue Springs buyers choose. Most Blue Springs buyers add a sewer camera inspection and a termite inspection, and about half add a radon test. Many choose our Bundle & Save package, which includes all three.
What we commonly find in Blue Springs homes
- Water pointed at the house. Downspouts that empty right next to the foundation and grading that slopes toward the home instead of away from it. Fixes are usually inexpensive, but left alone they lead to basement water.
- Signs of past moisture. Ceiling stains and basement moisture are common in homes this age. We check stained areas for active moisture and point you to the likely source, so you know what to ask the seller about past repairs.
- Exterior wear and hail. Cracked driveways, sidewalks and patios, and hail damage on shingles, which can affect your roof budget and your insurance.

Housing and add-on figures are based on Inspect KC’s own Blue Springs (Jackson County, MO) inspections, not national averages.
Blue Springs vs. nearby cities
Blue Springs homes sit between its neighbors in age. The typical home we inspect in Independence was built in the early 1960s and is closer to 1,500 square feet. In Lee’s Summit it was built in the mid-1990s and is closer to 2,300 square feet. Blue Springs lands in the late 1980s at about 2,000 square feet, so we see fewer legacy materials than in Independence but more aging systems than in newer Lee’s Summit subdivisions.

What We Look For in Blue Springs Homes
Radon. Radon is a radioactive gas you can’t see or smell, and testing is the only way to know a home’s level. The EPA recommends fixing homes at or above 4 pCi/L. Elevated readings are found across the Kansas City metro, including Jackson County, so we recommend a radon test with every Blue Springs purchase.
Sewer lines. The line from the house to the city main is usually the owner’s responsibility, and a home inspection can’t see inside it. A sewer camera inspection can show root intrusion, cracks, offsets and bellies before you buy. In a neighborhood of 30- to 50-year-old homes, that line has had decades for tree roots to find it.
Basements and drainage. With basements under most Blue Springs homes, we check grading, gutters, downspouts, foundation walls and signs of water intrusion.
Aging systems. We note the age and condition of the roof, furnace, air conditioner and water heater so you can plan replacements, not just repairs.
