Liberty homes we inspect
Liberty has been the Clay County seat since 1822. William Jewell College was founded here in 1849, and the city has designated five local historic districts, including the historic downtown Square (City of Liberty: History, Historic Preservation). Its housing spans more than a century.
Of the 60 Liberty homes in our sample, the typical one was built around 1980. They range from homes built before 1950 near downtown, through 1950s–70s ranches and split-levels, to subdivisions from the 1990s and 2000s. Ranches are the most common style, then two-stories and split-levels. Almost every home we’ve seen here has a basement, and 14 of the 60 had a walk-out.
What we find in Liberty homes
Here’s what we found most often in Liberty, compared with the Northland homes we’ve inspected and with all Kansas City-area homes, and what each finding means for a buyer:
- Wood rot on trim, siding or windows: 38 of 60 homes (63%), vs. 41% in the Northland and 50% area-wide. Painted wood trim, chases and window sills are common spots, and we find it on newer subdivision homes as often as older ones. Rot spreads if water keeps getting in, and repairs are usually carpentry and paint when caught early.
- Yard slopes water toward the house: 42 of 60 (70%), vs. 62% in the Northland, and 17 of those were rated a Major Concern. Soil that slopes toward the house sends rain to the foundation, and regrading is a common first fix for basement water.
- Signs of water leaks, current or past: 29 of 60 (48%), vs. 37% in the Northland, with 12 rated a Major Concern. We show where each one is so a plumber or roofer can confirm whether it’s still active.
- Missing smoke or CO alarms: 19 of 60 (32%), vs. 18% in the Northland and 20% area-wide. It’s a low-cost fix you can handle before move-in.
- Bath fan doesn’t vent outside: 24 of 60 (40%). A fan that isn’t vented outside can leave moisture in the attic or walls. Routing it outside is usually a simple fix.
- Older or problem water supply pipes: 16 of 60 (27%), vs. 18% in the Northland. We note what type of pipe we saw and where, so a plumber can tell you how much life it has left.
- Worn or damaged roof shingles: 32 of 60 (53%), with 11 rated a Major Concern. We note which repairs are minor and when a roofer should look at the whole roof.
Minor foundation cracks were less common here: 26 of 60 Liberty homes (43%), vs. 55% area-wide. Small cracks are common in poured foundations, and sealing them and watching for growth or water is typical.

Older homes near the Square, newer homes on the edges
A Liberty search can include a 1900s house a few blocks from the Square and a 2005 two-story with a walk-out in the same week. We adjust the inspection to the house:
- older homes: wood trim and porches, older supply pipe and wiring, chimneys, and past additions or remodels
- mid-century ranches and split-levels: roofs, grading and downspouts, basement walls and original plumbing
- newer subdivisions: walk-out drainage, deck attachment, siding and flashing, and finished basements. Buying new? See our new construction and 11-month warranty inspections.
In Liberty’s historic districts, any exterior change needs approval from the city’s Historic District Review Commission before work begins (Historic Preservation). If the home is in one, plan exterior repairs with that in mind.
Sewer lines in Liberty
The City of Liberty owns and maintains the main sewer, but the homeowner is responsible for the service line from the house to the main, including the connection (City of Liberty sewer FAQ). The city also warns that older jointed lateral lines can be broken by tree roots. A sewer camera inspection ($200 with your home inspection) shows you that line before closing.
Radon in Liberty
The Missouri Department of Health and Senior Services reports radon in every county in the state, and 1 in 3 homes tested in its residential program came in above the recommended action level of 4.0 pCi/L (Missouri DHSS radon). Our radon testing partner uses KDHE-certified radon measurement technicians with continuous monitors that take hourly readings over a 48-hour minimum. It starts at $150 with your inspection.
