Parkville homes we inspect
Parkville’s housing is young. The typical home we inspect here was built around 2014, and nearly all were built in 2000 or later, split about evenly between the 2000s, the 2010s and the 2020s. Two-stories lead, followed by ranches, multi-level homes and townhomes.
The hills shape the houses. About a third of the homes we inspect here have a walk-out basement, and many more have a full basement. That means tall foundation walls on the downhill side, decks high off the ground, and on some lots, a grinder pump to move sewage uphill. Buying a home that was just completed? What we find in Parkville homes
These are the patterns from our inspections of homes inside Parkville city limits. On newer homes, the findings shift from old systems to roofs, water and siding:
- Roof shingle wear or damage: 17 of 40 homes (42%), and 6 of them were rated a Major Concern. On tall two-stories, a lot of that damage can’t be seen from the yard.
- Ceiling stains from past or active leaks: 16 of 40 (40%), 3 rated a Major Concern. We trace stains back to a roof, a bathroom above or a window when we can.
- Active plumbing leaks: 10 of 40 (25%), less often than across the Northland (38%), but 4 of those 10 were rated a Major Concern.
- Engineered wood siding issues: 13 of 40 (32%), above the Northland rate (26%). Gaps, unsealed cut edges and siding too close to roofs and decks let water into composite siding.
- Cracked or settled exterior concrete: 21 of 40 (52%), such as driveways, walks and patios, 1 rated a Major Concern.
- Bath fans that don’t vent outside: 13 of 40 (32%), and water heaters set hot enough to scald in 8 of 40 (20%).
Some common Kansas City problems show up less often here. Parkville had the lowest rates among the Kansas City-area cities we track for grading that slopes toward the house (15 of 40, 38%, vs. 59% across the Northland), missing or non-working GFCI protection (11 of 40, 28%) and wood rot (11 of 40, 28%). Basement moisture turned up in just 4 of 40 homes, and we found no older cloth or single-strand aluminum wiring at all.

Walk-outs, decks and drainage on Parkville hills
On a sloped lot, water moves fast. Even with good grading, the uphill side of the house takes the runoff, and the downhill side carries a tall foundation wall and, usually, a high deck. When we inspect a Parkville walk-out, we spend extra time on:
- the uphill grading, swales and window wells, where water collects first
- the exposed downhill foundation wall, for cracks and drainage
- the deck ledger, posts, guards and stairs on high decks
- the sump pump: 4 of 40 homes had a sump pump that wasn’t working, and 3 of those were rated a Major Concern
Sewers and grinder pumps in Parkville
Parkville’s code makes the building sewer, the line from the house to the public sewer, the owner’s cost to install and connect, and sewage from a building drain that’s too low for gravity flow must be lifted by an approved means, such as a pump, to the building sewer (Parkville Code, Article IV: Public Sewer Disposal). Some Parkville subdivisions use grinder pump systems. If your home has a grinder pump, the code makes the grinder pump and the lines from the property line to the pump and to the house the property owner’s sole responsibility (Parkville Code, Article III: Grinder Pump/Force Main System). Parkville owns its sewer system and contracts with the Platte County Regional Sewer District to run it and handle billing (City of Parkville Public Works).
If the home has a grinder pump or an ejector pump, ask the seller how old it is, when it was last serviced and where the alarm is. Let us know when you schedule, and add a sewer camera inspection ($200 with your home inspection) to see the condition of the line before it’s yours.
Radon in Parkville
The Missouri Department of Health and Senior Services says radon is present in every county in Missouri, and data from its residential radon testing program show that 1 in 3 homes tested had indoor radon results above the recommended action level of 4.0 pCi/L (Missouri DHSS radon). A new home and a walk-out lower level are no exception, and testing is the only way to know. Our radon test starts at $150 with your inspection and is included in Bundle & Save.

Parkville Home Inspection FAQ
How much does a home inspection cost in Parkville?
Home inspections start at $329. Bundle & Save, which adds termite, radon, a sewer camera inspection and a floor plan, starts at $716. Your exact price depends on the home’s size and age, and you’ll see it in our online scheduler.
What do you find most on newer Parkville homes?
Roof shingle wear or damage (17 of 40 homes) and ceiling stains from past or active leaks (16 of 40) are among the most common defects in our Parkville inspections, and 10 of 40 had an active plumbing leak. Grading toward the house and GFCI problems had the lowest rates among the Kansas City-area cities we track.
Who is responsible for a grinder pump in Parkville?
If your home has a grinder pump, Parkville code makes the grinder pump and the lines from the property line to the pump and the house the property owner’s sole responsibility. Ask the seller for the pump’s age and service records.
Should I get a sewer camera inspection on a newer home?
We recommend it. The line from the house to the public sewer is the owner’s responsibility, and a camera shows its condition before you buy. It’s $200 with your home inspection.
Do you inspect walk-out basements and high decks?
Yes. On Parkville’s hillside homes we look closely at uphill drainage, the exposed foundation wall, the sump pump and the deck ledger, posts, guards and stairs.
When will I get my report?
Usually the same day, by email link, with photos and plain-English recommendations you can use for your repair request.
