Grain Valley homes we inspect

Grain Valley’s housing is young. The typical home we inspect here was built around 2004, and most were built in the 1990s or later, including a good number from the 2020s. Older homes are the exception: only a couple of the homes we inspected here were built before 1980.

About half are ranches (14 of 28), often with a full basement or a walk-out to the backyard, and split-entry homes are the next most common. A few sit on slabs, and we see the occasional duplex. Buying a home that was just finished? See our new construction and 11-month warranty inspections.

What we find in Grain Valley homes

Newer homes skip a lot of old-house problems, but they have their own list. These are the patterns from our inspections of homes inside Grain Valley city limits:

  • Outlet wiring defects: 17 of 28 homes (61%). Open grounds, reversed polarity and loose or dead outlets. Simple fixes for an electrician, and worth doing before you plug in a computer or a freezer.
  • Roof shingle damage: 11 of 28 (39%), such as lifted or cracked shingles and exposed nails, 2 of them rated a Major Concern. Hail marks showed up in 5 of 28.
  • Grading toward the house: 14 of 28 (50%), less often than across Eastern Jackson County (69%) and all the Kansas City-area homes we’ve inspected (65%). When we do flag it here, it’s often serious: 8 of those 14 were rated a Major Concern.
  • Deck ledger problems: 8 of 28 (29%), such as missing flashing where the deck meets the house or a ledger that is nailed instead of bolted. That connection is what holds the deck to the house.
  • Wood rot and siding: 12 of 28 (43%) had rotted trim or siding, and 10 of 28 (36%) had engineered wood siding issues, close to the area average.
  • Plumbing leaks: 9 of 28 (32%), 3 of them rated a Major Concern, and bath fans that don’t vent outside in 9 of 28.

The good news shows up in what’s missing. Cracks in interior walls and ceilings from settlement were in 7 of 28 homes (25%), tied for the lowest rate among the Kansas City-area cities we track, compared with 44% across Eastern Jackson County. Basement moisture showed up in 5 of 28 (18%), about half the area rate. Older-home items like cloth-sheathed wiring and galvanized pipe are rare here.

Roofs and decks: ask for the permits

On a 2000s or 2010s home, the roof and the deck are often the first big items to be redone, and Grain Valley requires permits for both. The city says roof work needs a permit, only one overlay layer is allowed, and an ice and water barrier must be installed. Any deck attached to a house needs a permit, at any height (City of Grain Valley, Community Development FAQ).

If the listing says the roof or deck is newer, ask the seller for the permit and the contractor’s paperwork. On the roof, we check the shingles, flashing, valleys and vents, and whether a second layer has gone over the first. On the deck, we check the ledger, flashing, joist hangers, guards and stairs, because a deck attached with nails or missing flashing can pull away or rot the rim of the house.

Sewer lines and sump pumps in Grain Valley

In Grain Valley, property owners are responsible for the sewer lateral, the pipe that runs from the house to the city main. If sewage backs up, the city says to call Public Works first at 816-847-0091. If water does not recede after City crews clean the City sanitary sewer line, the next call is to a plumber to clear your home’s service line (City of Grain Valley). A sewer camera inspection shows the condition of that line before it’s yours. It’s $200 with your home inspection.

The city and the Missouri Department of Natural Resources also prohibit sending sump pumps, footing drains or other storm water into the sanitary sewer (same source). When we inspect the basement, we note where the sump pump discharges, so you know whether it needs to be rerouted outside.

Radon in Grain Valley

Newer homes can test high for radon too. The Missouri Department of Health and Senior Services says radon is present in every county in Missouri, and data from its residential radon testing program show that 1 in 3 homes tested had indoor radon results above the recommended action level of 4.0 pCi/L (Missouri DHSS radon). A test is the only way to know a specific home’s level. Our radon test starts at $150 with your inspection and is part of Bundle & Save.
