Home inspections that give you clarity

 

A home inspection usually takes around 2-4 hours.  The time it takes varies depending on the size and condition of the home, and how many questions our clients may have about the property.  The home inspection is a great time for buyers to learn about their property.  We use the best reporting technology available and create our visually rich reports using a smart phone or tablet.  We will make our finishing touches and send the report, usually the same day, via email through a link. What gets inspected?

We are certified by the International Association of Certified Home Inspectors, InterNACHI. So, we follow the InterNACHI code of ethics, and the InterNACHI standards of practice, which sets the minimum requirements for a home inspection. The list below incorporates the items we inspect using the InterNACHI standards of practice.

ROOF COVERING

  • Roofs are inspected by walking on them when it is safe to do so. Factors like steep pitch, snow, wind, or rain may prevent walking. In those cases we will inspect from ladders, windows, camera pole, drones, or any other safe method available.

  • Gutters and downspouts. 

  • Flashing. 

  • Skylights, ridge caps, roof vents, plumbing vents, and other roof penetrations are inspected.

CHIMNEY, FIREPLACES

  • Chimney crowns

  • Chimney walls

  • Chimney flashing

  • Fireplace dampers

  • The firebox and hearth extension

EXTERIOR

  • Siding and wall coverings

  • Windows

  • Doors

  • Decks

  • Balconies

  • Stoops

  • Steps

  • Porches

  • Handrails

  • Drainage and grading around the building

  • Retaining walls

  • Vegetation that is affecting the building

  • Walkways

BASEMENT / FOUNDATION / STRUCTURE

  • Foundation walls

  • Basement floor

  • Crawl spaces

  • Sump Pumps

  • Floor structure (posts, beams, joists, etc.)

  • Basement insulation

  • Signs of moisture in the basement

ELECTRICAL

  • Exterior electrical components, including the service drop, service entrance conductors, cables, and raceways.

  • The main panel and any subpanels. We remove panel covers to inspect the wiring inside.

  • Other electrical components, including the majority of outlets, switches, and lights.

  • GFCI outlets, by testing and resetting

  • Smoke and CO alarms are recommended when not present

PLUMBING

  • Drain and vent pipes

  • Water supply pipes

  • The visible portion of the main water supply pipe

  • Water heaters

  • Water heater exhaust vents

  • Floor drains

  • Sinks

  • Toilets

  • Tubs

  • Showers

  • Gas lines. 

  • Main water valve, and report location

  • Main gas valve, and report location

HEATING

  • Heating equipment such as gas furnaces, heat pumps, baseboard heat, or other installed heat sources.

  • Furnace filters

  • Ductwork

  • Supply registers

  • Furnace exhaust vent

  • Thermostat, and report locations

COOLING

  • Central air condiditoning equipment

  • The difference of the air temperature at a return and supply register to ensure the system is working

  • Condensate lines, pans, and pumps

INTERIOR

  • Ceilings

  • Walls

  • Floors

  • Doors

  • Windows

  • Skylights

  • Stairs, handrails, and guardrails

  • Counters and cabinets

  • Vent fans

  • Kitchen appliances

ATTIC

  • If we can walk or crawl through the attic without trampling the insulation, we’ll do so to inspect the attic.

  • Framing and sheathing
