Buying As-Is VS Skipping Inspections
Buying a home “as-is” can be a great thing! Knowing what “as-is” actually means can help you negotiate and buy with power. When a seller lists a home as-is, they are simply saying they don’t intend on making any repairs or changes to the property.
“They may feel they priced the home fairly, based on what they know…”
There are many reasons a seller may choose to do this. They may not have the money to make the repairs. They may feel that they have priced the home fairly, based on what they know to be wrong with the property, or some other reason. The reality is, most sellers don’t know everything that is wrong with their property. That “fair price” may not be so fair once you’ve paid for needed repairs.
Having a home inspection before you close puts you in control and gives you confidence that the house can turn into your dream, rather than your nightmare. Unforeseen issues discovered during the home inspection can also give you an opportunity to back out or re-negotiate the contract. (Depending on how the contract was written.) I have seen many of my clients negotiate a better deal once I discovered an unknown problem with their as-is purchase.
